What Is Concrete Sealing?
Concrete sealing is applying a protective sealer that blocks water, oil and stains from soaking into concrete. Concrete is porous like a hard sponge. Without a sealer, everything that spills on it gets absorbed.
A good sealer also helps protect color from UV fading and makes cleaning easier. It's the finishing step on every decorative concrete surface we install.

Signs Your Concrete Needs Sealing
1
Water Soaks In
Sprinkle water on it. If it darkens and absorbs instead of beading, the protection is gone.
2
Faded Color
Stained or colored concrete looks dull, washed-out or chalky.
3
Oil & Rust Stains
Drips, leaves and sprinkler water leave marks that won't wash out.
4
Peeling or White Sealer
Old sealer that's flaking or turning cloudy needs to be stripped and redone.
Penetrating vs Topical Sealers
We choose the sealer based on the surface, the look you want and how it's used.
Penetrating Sealers
Soak into the concrete and repel water from within, with little or no change in appearance.
Look: natural, matte
Best for: plain driveways, walkways, slip-sensitive areas
Topical Sealers
Form a thin protective film on the surface that deepens color and adds sheen.
Look: satin to wet-look gloss
Best for: stained, colored and decorative concrete

Concrete Sealing FAQs
How soon can I walk or drive on sealed concrete?
Foot traffic is usually fine within several hours, while vehicles typically need to wait longer, often a day or more. Times depend on the sealer and the weather, and we'll give you exact guidance for your job.
Will sealing change the color of my concrete?
Penetrating sealers leave concrete looking mostly natural. Topical sealers usually darken and enrich the color with a wet-look or satin sheen. We'll help you choose the look you want.
Why is my old sealer turning white or peeling?
Cloudy or white sealer is usually caused by trapped moisture, and peeling often comes from too much buildup or poor prep. In most cases, the old sealer needs to be stripped before a fresh coat is applied.
Can new concrete be sealed right away?
New concrete needs time to cure before most sealers are applied, often around a month, depending on the product. We'll recommend the right timing for your new slab.
Can you seal concrete in the San Antonio summer?
Yes, with the right timing. Hot surfaces can make sealer dry too fast, so in summer we often work in the cooler morning hours and follow the manufacturer's temperature limits.
Does sealing fix cracks?
No. Sealer protects the surface but doesn't fill or repair cracks. Damaged areas and joints should be repaired first. See our concrete joint repair service.
